A HotelBank analysis examines hotel investment potential around the Chuo Shinkansen maglev line’s four intermediate stations—Kanagawa (Sagamihara), Yamanashi (Kofu), Nagano (Iida), and Gifu (Nakatsugawa)—where land will be supplied through public processes such as station plaza development, land readjustment projects, and public-private partnership zone tenders.

Within 5 km of these stations, 46 facilities with 3,943 rooms show estimated ADR medians of ¥6,800–7,800. For a 100-room hotel, the required ADR to meet target returns is 1.1–1.5× local rates. Delaying opening by 3 years (2036→2039) raises required ADR by ¥1,700–1,900, mainly due to construction cost inflation. Land becomes available at different times: Gifu’s readjustment completes in March 2029 (earliest), while Kanagawa’s continues until 2035 (latest). Recommended hotel types differ: business-oriented for Kanagawa, tourism gateway for Yamanashi, and wide-area tourism for Nagano and Gifu.
